Buying property in Argentina: title, identifiers and residence questions

Use official registry information and a transaction-specific review before paying a deposit. Property ownership, residence and investment citizenship have different requirements.

Verify the property and the person entitled to sell

For CABA, Informe Nº 1 reports registered ownership and encumbrances such as mortgages or attachments. The published procedure requires the property’s registry identification; when that is missing it describes requesting Informe Nº 4 first. The same page links the separate provincial registries.

Ask your independent escribano or lawyer to identify the correct current registry checks, seller authority, title, encumbrances and transaction conditions. This guide does not certify a property or replace the professional review. An advertisement or a city investment score is not registry evidence.

Ask which tax identifier applies

The official CDI procedure covers individuals without CUIT or CUIL who need banking/financial operations or registrable assets. Its identification list differs for residents and nonresidents. Ask the professional handling the transaction which registration applies to your facts.

A CDI is an identifier. It does not approve a bank application, grant immigration status, establish tax nonresidence or confer citizenship.

Request an itemised ownership and exit budget

Compare the negotiated price, taxes, escribano/registry charges, bank and transfer costs, ongoing building charges, insurance, maintenance and selling costs. Confirm the currency and lawful payment route with the professionals and institutions handling the transaction.

If buying to rent, assess vacancy, management, enforceable lease terms and local permitted use. Ask whether nationality, location, rural land, border/security areas or ownership structure creates additional restrictions. This is an editorial checklist, not a statement that every foreigner can buy every property.

A property purchase is not the announced CBI funding route

The October ministry announcement describes a Treasury contribution or programme-specific public bond. Do not substitute an ordinary apartment purchase or a seller’s investment-citizenship package for those announced mechanisms. The operative requirements and filing channel must still be verified.

Choose where and how to live based on your household, lawful residence and budget. Evaluate the property on its own merits rather than treating a future passport as a guaranteed return.

Application framework

Decree 524/2025 assigns APCI the evaluation and recommendation, and DNM the final citizenship decision. Its 30-working-day DNM period begins on receipt of APCI’s report, not when an applicant starts the process.

What remains uncertain: The decree is the existing framework; it does not set the newly announced prices, the total processing time or a passport-delivery timetable. The current legal footing also needs review in light of citizenship litigation.
